Prospect Union Square is located at 20-50 Prospect Street in Somerville. The development consists of two buildings, the Mid-Rise Building and the Tower Building, with a combined total of 450 residential units. 20% (90) are designated as affordable. The Mid-Rise building has a total 136 residential units, with 27 units designated as affordable. The Tower building will include a total 314 residential units with 63 designated as affordable. All affordable units are rented to households at or below 50% of AMI, at or below 80% of AMI, or at or below 110% AMI.

NEIGHBORHOOD
Union Square is a neighborhood in the southeastern part of Somerville. It is centered on Union Square proper, which is located at the intersection of Washington Street, Webster Avenue, and Somerville Avenue. With new lab and office space, housing, retail, & green and open space, Union Square is expanding the Boston innovation ecosystem by fostering the next great concentration of life science and technology companies as well as ushering in more living spaces to this vibrant and desirable neighborhood. Whether through two new train stops, bus, bike, foot, or car, Union Square mobility options provide access to the best of Boston and gives visitors and residents many opportunities to get outside with numerous parks and civic spaces.

Please note, this is not a lottery. Applications for Prospect Union Square are processed on a first come, first served basis, as apartments become available (see the Current Availability table in the next section below).
If there is no current availability, applications are added to the waiting list and are reviewed upon receipt to ensure completion and proper documentation only. Applications will then be reviewed for eligibility when they are reached on the waiting list.

Minimum income limits apply unless the household receives mobile housing assistance (including, but not limited to: VASH, Section 8 and MRVP).

Asset Limit does not include retirement but does include the assessed value of real estate owned by applicants.

Rents for 110% AMI units are based on household income. Included in chart below are the lowest/highest possible rents based on 1-2 people in a Studio unit, 1-2 people in a 1-Bedroom unit and 2-4 people in a 2-Bedroom unit.

INCOME & ELIGIBILITY QUESTIONS / FAQ
How is my income calculated?
The household income is calculated based on the gross income of the household. Commissions, bonuses and other regular payments are included and considered part of the gross annual income.
I didn’t file taxes last year. What do I need to provide?
Individuals or households who did not file taxes must provide a verification of non-filing from the IRS in lieu of a tax return. To obtain the verification of non-filing, applicants should fill out a 4506-T form and file it by mail or hand-deliver it to an IRS office. The IRS will mail back a letter of verification which must be provided with the income materials given to the marketing agent. See the IRS website to download a 4506-T form.
I received a pay raise between the time I picked up an application and the time I was income certified and now I am over the income limit. What do I do?
Income is calculated at the time the applicant submits an application to the lottery agent, not during the application process or at the time of the lottery. Eligibility must be maintained from the time of the application pick up until after income certification verification. Unfortunately, if an applicant’s income is over the income limit, the applicant will not be eligible for the particular unit for which they applied.
I have children in school/college, how does this affect my application?
Income from children in school/college under the age of 18 is not considered towards the income of the household.
Are student loans considered income?
Student loans are not considered income and may not be used to income qualify.
I am separated from my spouse, does this affect my application?
Legally married couples shall both be considered part of the household, even if separated. Applicants with additional questions regarding this policy must speak with the marketing agent/seller.
I would like to appeal a decision regarding income eligibility. How do I appeal? Applicants who are rejected will receive a rejection letter in writing and will be given 7 days for the opportunity to appeal the decision.

Property Questions:
What utilities are included in the rent? None. Tenants are responsible for all utilities including cable & internet.
Is the stove electric or gas? Gas.
Is the washer/dryer included? Yes. In-unit.
Is parking available? 19 parking spaces are reserved for the affordable units. In the instance that more than 19 households express interest in renting a parking space, a lottery drawing will be held in order to ensure a fair and equitable process. After the lottery drawing is held, the selected households will be offered a space. For the other households that expressed interest but were not offered to rent a space through the lottery, they will remain on a waitlist for future opportunities upon turnover.
Is storage available? 15 storage lockers are reserved for the affordable units. In the instance that more than 15 households express interest in a storage locker, a lottery drawing will be held for in order to ensure a fair and equitable process. After the lottery drawing is held, the selected households will be offered a locker. For the other households that expressed interest but were not offered to rent a storage locker through the lottery, they will remain on a waiting list for future opportunities upon turnover.
What is the pet policy? 2 pets are allowed per apartment, with some breed restricitons for dogs.
